Located in the Los Feliz neighborhood in Los Angeles, this project consists of 6 three story homes on individually owned lots that only share common driveway, mailboxes and landscaping. Adopted in Los Angeles in 2005, the small lot ordinance creates urban density while still providing the single-family fee-simple houses that homebuyers prefer. Small lot development also allows a site developer to spread the costs of architecture and landscape architecture over multiple houses.

The homes range in size from 1,600 to 2,000 square feet; each features three bedrooms, 3.5 bathrooms, a two-car garage, a private yard, and an outdoor roof terrace. The unique orientation of each house maximizes privacy, solar insulation, and views.
